Outdoor sauna projects rarely fail because of the cabin. They fail in the weeks around delivery, when a crate arrives at a gate that is too narrow, or stops on ground that will not carry a forklift, or waits for an electrical supply that does not match the heater. Site preparation is a buyer responsibility, and every item on that list is cheaper to fix before shipping than after.

Agree who does what, in writing

Most disputes on outdoor sauna projects come from an unstated assumption about responsibility. Put the split on one page and have both sides confirm it:

  • supplier: document room and package dimensions, weights, packing method and the loading plan
  • buyer: confirm ground conditions, the access route, unloading equipment, temporary storage, the electrical supply and the installation team
  • both: confirm the final position of the cabin, the heater and the ventilation openings before production starts

Foundation and base

An outdoor sauna needs a level, load-bearing and well-drained base. Projects commonly use a reinforced concrete slab, a prepared gravel pad with a timber or composite frame, or a deck designed for the cabin. Whichever option is chosen:

  • confirm the base is level within the tolerance the cabin's assembly instructions require
  • confirm it carries the assembled cabin, the occupants, the heater and any water or steam equipment
  • direct surface water away from the cabin and keep the base clear of standing water
  • separate timber from concrete with a gap or a membrane so the floor structure is not sitting in moisture

If the base is being poured on site, allow for curing time in the schedule. A cabin delivered onto a base that is still curing will be stored somewhere else instead.

Check the delivery path before shipping

Walk the route the crate will actually travel, from the road to the final position, and write down what you find:

  • gate, door and corridor clearances, checked against the crate dimensions rather than the assembled room
  • turning space for the delivery vehicle
  • distance from where the vehicle can stop to the final position
  • the unloading method (forklift, crane, pallet truck or manual carry) and its rated capacity
  • ground bearing strength along the route for a laden forklift
  • stairs, thresholds, kerbs, overhead cables or low branches that block the route

Send the findings with photographs. A one-line confirmation that the route is clear is not the same as a checked route, and re-delivery is expensive.

Unloading and temporary storage

Confirm who unloads before the vehicle is booked. Package weights and the lifting points are documented by the supplier; the equipment that will be used is confirmed by the buyer.

If the cabin cannot be installed on the day of delivery, plan the storage: flat ground, adequate support along the crate, cover against rain, and ventilation so condensation does not build up inside the packaging. Long storage in a damp location is one of the few things that can damage a well-packed sauna.

Electrical supply and heater position

The supply must reach the intended heater position with the correct voltage, number of phases, cable size and circuit protection. Confirm this against the heater's own datasheet, not against the rating of a cable that already exists on site.

If the cabin sits far from the distribution board, price the cable run and the trench or conduit before ordering. Moving a heater position after the cabin is built is possible, but it is slower and more visible than doing it during planning.

Ventilation, clearances and weather

Outdoor saunas are built to be outside, but they still need air movement and clearance. Confirm that ventilation openings will not be blocked by a wall, a fence, planting or snow accumulation, and keep the manufacturer's minimum clearances around the heater and the cabin.

Check the site's prevailing weather: driving rain against a door, roof run-off onto the base, and the direction of the prevailing wind against the ventilation openings. A small change to the cabin's orientation can remove a recurring damp problem.

Pre-shipment confirmation checklist

  • base type, dimensions, level check and drainage confirmed
  • access route measured and photographed, including the final approach
  • unloading method and equipment capacity confirmed
  • storage plan confirmed if installation is not immediate
  • electrical supply, cable route and protection confirmed against the heater datasheet
  • heater and cabin positions marked on the site plan
  • ventilation openings and clearances checked on site
  • installation team and responsible contact named
  • delivery date, receiving hours and site contact confirmed

Who owns site preparation on a factory-direct order?
